Spring Activity Is Building in the Benicia Housing Market

Happy Wednesday, friends—

This week has been a busy one here in Benicia, and the market is showing signs of renewed activity as we move toward spring. It’s felt like a full week (in three days!) of inspections, contracts, and conversations since Monday and I am grateful for all of it.

At the moment, 23 single-family homes are listed for sale, along with two properties that each feature two homes on one lot. Prices range from $606,900 to $1,899,000, with an average list price of $1,023,409 and a median list price of $850,000. Homes are currently averaging 41 days on the market, though if you’ve been reading this weekly update you know that buyer interest has picked up noticeably over the past 7–10 days.

We also currently have 22 homes in escrow, which is always encouraging to see.

For other property types around town:

  • 18 condominiums are available, priced from $255,000 to $615,000, with an average list price of $386,322 and 88 days on the market.

  • One mobile home is available in Rancho Benicia — a 2-bedroom, 2-bath priced at $218,000.

  • Seven lots are currently on the market (two agricultural, three residential, and one mixed-use opportunity).

  • There is also one income property, a 13-unit complex listed for $4,250,000, along with seven commercial properties available throughout town.
