Welcome February - Busy Benicia & RE Update

Good morning and happy Monday,

As long as January can feel, February always seems to arrive quickly. Welcome my friends to a brand-new month!

Terrin, Tricia, and I were grateful to kick things off with our first T-Time gathering on the evening of the 29th. Thank you to everyone who joined us for a relaxed hour of conversation, new connections, and helpful discussion around changes to A/C laws, senior care, and Bay Area real estate trends. We also gathered some great ideas for future topics and will be finalizing details for our February 19th speaker this week—so stay tuned.

If you’re looking for things to do this Saturday, you’ll have to work at being bored! Here’s a sampling of what’s happening around town:

  • 10–12: Garden Tool Maintenance at Avant Garden

  • 1–5: Wine & Chocolate Walk - Benicia Main Street

  • 1–4: Grand Opening of the Benicia Historic Museum at the Camel Barn

  • 5 PM: Cocktails begin for the 52nd Annual Lions Crab Feed at the Clocktower, with dinner at 6:30 PM (tickets available at 707-334-3310)

I’ll be at the Lion’s Crab Feed with the Kiwanis Club, supporting our fellow community service organization (and bocce rivals!)  Let me know if you manage to hit all of these events!

On the real estate front, Benicia recorded 7 single-family home sales last month, with prices ranging from $795,000 to $1,875,000 and an average of 56 days on market. Currently, there are 20 single-family homes available, priced from $580,000 to $1,450,000. Seven of these properties have seen price reductions, and the average days on market is now 62.

The condo market is represented by 14 units, priced from $285,000 to $675,000.

We are truly off and running this year. Well-priced, thoughtfully presented homes are moving quickly, reinforcing what we already know—Benicia continues to be the community people genuinely want to call home.

One last local note: If you haven’t yet popped into the new Blackbird Gallery at 422 First Street, I highly recommend it. Lovely local art priced to make it your own—a wonderful addition to downtown that I think you’ll really enjoy.
