Here’s your weekly snapshot of what’s happening in Benicia real estate—and a few great things on the community calendar as well.
The Benicia Market This Week
We have two single-family homes coming soon, priced at $749,000 and $1,290,000.
Currently, there are 21 active single-family homes on the market, ranging from $580,000 to $1,950,000.
Median list price: $899,000
Average original list price: $983,652
Current average list price: $971,409
24% of listings have had price reductions
Average days on market: 61
So far this year, we’ve had 10 single-family home sales with:
Average sale price: $1,116,300 (about 96% of list price)
Median sale price: $902,500
Right now, 7 homes are in contingent status (working through inspections, loans, etc.) and 5 are pending. All signs point to sale prices and days on market continuing much as we’ve seen so far this year—steady, thoughtful, and very strategy-driven.

Tuesday (2/17): The Future of Benicia luncheon hosted by the Chamber of Commerce
Thursday, 5:30–6:30 PM: Our T-Time Gathering at the office, featuring a presentation on building ADUs in Benicia and whether one might be right for you (I’d love to see you there!) 231 1st St.
Friday, 7:00–9:00 PM: The Benicia High School Improv Show at the Hayley Horn Auditorium — I can’t wait!
And, I know it’s a little ways off, but mark your calendar for March 20th for BHS Theatre production of Guys and Dolls. We truly have so much talent in this town.
