I hope everyone had a lovely Mother’s Day weekend. Mine was quite nice .

If you participated in last weekend’s knife sharpening fundraiser benefiting the St. Paul’s Community Meal program, I’m happy to share that Golden State Sharpening raised an incredible $4,700 toward the twice-weekly meal budget. Yesterday, I had the privilege of cooking with the Kiwanis Club of Benicia, and together we served approximately 280 meals.

St. Paul’s is deeply grateful for the support - and having been there firsthand yesterday, I can tell you the people walking through those doors are grateful as well. Benicians continue to show up for people in meaningful ways, and it’s something I appreciate about being here.

This coming weekend is the Walk of Honor across the Alfred Zampa Memorial Bridge benefiting the Vietnam Veterans of Diablo Valley and the Crockett Community Services District. Details can be found at www.sfrwalkofhonor.com. If you go, don’t miss Revival Coffee directly across from the Crockett Community Center. Absolutely worth the stop, if you love coffee like I do.

MARKET PERSPECTIVE

A few interesting trends are emerging in Benicia’s market this year:

• Buyers remain active, but pricing sensitivity has increased
• Well-prepared homes priced realistically are still moving quickly
• Higher-priced homes are generally taking longer and seeing more price adjustments
• Year-to-date, homes have sold at approximately 99% of original list price overall

In other words: strategy matters more than ever.

I was just speaking with a lender about today’s buyer. They are informed, selective, and watching value carefully - making thoughtful pricing and preparation incredibly important. Another point he made is knowing the programs available - buydowns, using credits wisely etc. - it all makes a difference right now.

Watching this community continue to support one another - through meals, veterans events, schools, local businesses, and simple acts of kindness - reminds me that “home” is never just about real estate. It’s about connection, stability, and the people around us. That part of Benicia still feels very special.
