Spring has arrived in the Benicia market - and the data is telling an interesting story. Here's your quick snapshot of where things stand as of today.
Single Family Homes
The big picture: 120 listings tracked across all statuses. The average closed price is sitting at $979,187 - and sellers are getting an average of 99% of asking price. That's a healthy, competitive market without the frenzied over-bidding we saw a few years ago. Steady and strong.
What's active right now: 40 single family homes are currently on the market, ranging from $586,000 to $1,950,000, with a median list price of $821,000. Average days on market is just 37 - homes that are priced right are moving.
Coming soon - worth watching: Three homes are set to hit the market imminently, including a 4-bed on Windsor Drive listed at $1,230,000. If you've been thinking about selling, this is the kind of competition to know about before you list.
The standout in recent closings: 491 Gray Court closed at $1,660,000 - that's 108% of asking price. And 921 E 6th Street? Listed at $349,950, closed at $450,000. That's 128% over asking. The right home, priced well, still generates real excitement.
Condominiums
Active inventory: 15 condos currently listed, ranging from $269,888 to $1,450,000, with a median of $399,900. Average price per square foot is $403.
What's selling: 19 condos have closed recently. The median closed price was $430,000, and sellers averaged 97% of asking. Three Cambridge Drive units actually closed above asking - one at 107% over. Condos in the right condition and right location are still generating multiple offers.
The value range is wide - from entry-level 1-beds in the $255,000-$270,000 range to the larger townhome-style units approaching $600,000+. For first-time buyers, this remains one of the most accessible entry points into Benicia homeownership.

Benicia is a seller's market - but a reasonable one. Homes priced accurately are selling close to or above asking within a month. Overpriced homes are sitting (a few on this list have been active 100-200+ days). The market rewards preparation and honest pricing.
