Benicia Real Estate Update, ADUs and What's Ahead for Our City
Here’s your latest snapshot of our local real estate market, along with a few important community updates.
The Benicia Single-Family Home Market (Year to Date):
So far this year, 14 single-family homes have sold. The average original list price was $1,133,786, with homes receiving offers at an average of $1,103,786 and ultimately selling for an average of $1,092,500—about 97% of original list price.
The average days on market is 59 days, the median sale price is $902,500, and the average price per square foot comes in at $450. Sale prices have ranged from $819,000 to $1,825,000.
What’s currently on the market:
We have 23 active single-family listings with an average list price of $996,161, a median list price of $899,000, and an average of 57 days on market. There are also three “Coming Soon” listings priced from $749,000 to $1,290,000.
On the condo side, we currently have 16 condos for sale with an average list price of $422,450 and an average of 94 days on market.
That little 2-bedroom/1-bath mobile home is now in contract, and we have one coming soon: a 2-bedroom/2-bath, 1,440 sq ft home priced at $225,000. In addition, there are four lots available (2 agricultural, 1 mixed-use, and 1 residential) and seven commercial properties currently on the market.

Thank you to everyone who joined us for last Thursday’s ADU meeting—it was a fantastic discussion with really valuable insights into the evolving ADU landscape and how the newer laws can be used strategically to enhance property value and flexibility.
And, if you didn’t make it to the Chamber’s Future of Benicia event, here’s an important heads-up: the City Manager announced that the City will be launching a media campaign to revisit the idea of Benicia becoming a Charter City, after it didn’t pass in the last election. The primary reason cited is that Charter City status would allow the City Council to place a Real Estate Transfer Tax measure on the ballot.
I did a bit of Q&A research (yes, with my very helpful friend “Chat” ) and put together some clear information on what a Charter City is, what a General Law City is, the differences between them, and how a change like this could impact all of us here in Benicia.
